Property markets are regional markets. That is why we are interested in your properties in the Central German region, along the A4 motorway and the Leipzig / Halle axis, with a view to expanding and developing our portfolio. Are you in a position to make us an interesting offer?

Our requirement profile for the acquisition of income property in the Federal States of Saxony, Saxony-Anhalt and Thuringia is as follows:

1. Regional focus

  • Erfurt / Jena area
  • Halle / Leipzig area
  • Chemnitz / Zwickau area
  • Dresden area
  • Along the A4 and A72 motorways


2. Property profile

a) Types of building

  • Retail properties
  • Business houses in core areas
  • Residential complexes from 100 accommodation units upwards
  • No specialist properties (hotels, fun parks, spas, sports facilities etc.) unless under long-term letting agreement to a local authority or a local authority operating company

b) Condition of buildings

Commercial properties

  • Newly built / fully renovated properties not more than 1 year old which conform to today’s standards of technology and insights into facility management
  • Projected buildings, not yet under construction (where appropriate, with TLG IMMOBILIEN involved in or able to take over the project)

Residential properties

  • Minimum of 100 apartments in good inner-city housing areas (including those in need of renovation) in towns and cities with a population of more than 100,000


3. Profile of rental income

a) Net annual rental income

  • Target: from approx. 100,000 € p.a.
  • Full tenancy should be assured at the time of acquisition


b) Tenancy contract periods and tenants

  • Duration of main tenancy agreements (at least 80% of the total rent): 10 years or more from initial letting
  • Main tenants with good credit ratings


4. Property details

An initial offer should include the following details:

  • Exact address of the property
  • Description of the property and up-to-date photos
  • Extract from a street map with the location marked on it and site plan
  • Short description of the microlocation and the vicinity
  • Information on the size of the site
  • Summary of tenancies (actual and calculated rents, rented area, duration of contract, index-linking arrangements, exceptional rights of notice, etc)
  • Specification of the rented area (including gross floor area, GIF rating or other)
  • Asking price
